The Property

The project footprint falls within ~400 acres of self-contained and secluded property in the western part of Rowley that has been heavily scarred by a variety of former industrial and agricultural uses that have left it inaccessible to the public for years. Historically, the land was home to a mink farm and, more recently, a fish processing plant which was destroyed by a fire in 2021. For some time, the area has been characterized by the remnants of these operations, including abandoned vehicles, scattered industrial debris, and dilapidated structures that barred any recreational use. This legacy of private industrial activity has walled off a significant portion of the town's open land, leaving it inaccessible rather than a community asset.

The proposed Rowley Farms project aims to reclaim and revitalize this space by transforming it into a mixed-use "village" centered on conservation and public access. The development plan includes diversified housing options alongside a significant expansion of the existing Rowley Country Club from nine to eighteen holes. The plan is designed to activate the area to residents through a network of new hiking trails, multi-use paths, and athletic fields. This approach not only remediates the former industrial blight but also unlocks access to trail systems and green spaces that have long been deteriorating, integrating them back into the community's fabric.
